
8085 at Traditions, a 261-unit community located inside the gated Traditions Club master plan in Bryan, Texas, was designed by architect Steinberg Dickey Collaborative to accommodate the site’s rolling topography in its construction and arrangement. The buildings themselves are stepped across the natural grade, with stairways and ramped corridors to accommodate the landscape’s form, ease movement across the site, and reduce the need for retaining walls.
To keep a horizontal roofline, the parking garages are stepped in a similar fashion. The leasing center was placed at the highest end of the slope in a single-level section.
The community’s unit and amenity mix was chosen to appeal both to young professional renters and to college students at nearby Texas A&M University, with one-, two-, and three-bedroom units to accommodate demographic preferences and/or living with roommates. Each unit is equipped with hardwood-style flooring, stainless steel appliances, quartz countertops, and in-unit laundry, with attached garages in some floor plans.
Both groups can take advantage of the clubhouse’s two-story athletic center and indoor/outdoor entertainment lounges, as well as a lap pool, a resort-style pool with beach entry, group study areas, and a 24-hour business lounge with a printing station and computers on site. Coffee service is available in the lobby of each building, and residents can access package lockers 24 hours a day, seven days a week. A dog park is also located on site, and residents are able to access trails in the surrounding master plan.
The community is designed to be NGBS Bronze certified, and features energy-efficient HVAC systems, Energy Star appliances, low-flow fixtures, and drought-tolerant foliage fed by drip irrigation.
