With build-to-rent (BTR) communities continuing to emerge across the country, the 2024 MFE Awards elected to add the burgeoning housing category to this year’s awards program. The grand winner, Arcadia Views in Phoenix, not only offers the single-family feel with multifamily amenities, it’s designed to be net-zero energy.

As one of the first in the country to be both BTR and net-zero, the 16-unit development by developer MODUS Cos., architect Foundry 12, and builder Kinella Construction features copious energy-saving features, including solar panels, 8-inch-thick rigid foam insulation walls, LED lighting, Energy Star appliances, Nest smart thermostats, and mini-split heating and cooling.

According to MODUS, each home achieves a Home Energy Rating System (HERS) score of 45 or less, prior to adding solar, and has met the requirements for the Department of Energy’s Zero Energy Ready Home program.

Comprised of eight duplexes, the community’s 16 units are broken up into one- and two-bedroom unit options, which range in rental prices from $2,500 to $3,500. The one-bed, one-bath floor plan encompasses 705 square feet, plus a private yard with a pet door, while the two-bed, two-bath plan includes 1,318 square feet, plus a private yard as well.

The homes are finished with modern interiors featuring European-style cabinetry, composite quartz countertops, stainless steel appliances, and ceiling heights up to 22 feet high.

In addition to offering views of Camelback Mountain, the community boasts an array of amenities.
