Sited on a hilltop overlooking the south shore of Lake Travis near Austin, Texas, the 37-acre Travis at the Lake community’s building arrangement ensures that every one of its 312 units offers spectacular views of the neighboring lake and the surrounding Texas Hill Country.

In keeping with the terrain that defines its layout, architect Steinberg Dickey Collaborative specified earth-tone colors and stonework accents for the exteriors, which carry through to the walkways, steps, and columns that connect the buildings. The community’s clubhouse is wrapped in a mix of stone cladding and eco-friendly “wood-look” planks, made by Resysta from an agglomeration of rice husks and plastic.

Units range from one- to three-bedrooms in size, and feature quartz countertops, front control ranges, side-by-side refrigerators, Nest thermostats, USB charging ports, and upgraded Moen plumbing fixtures. Renters are offered a choice of two color scheme options, as well as either modern high-gloss white or Valencia gray cabinetry.

The community is NGBS Bronze certified and features 75% Energy Star appliances and lighting as well as individual electric and fossil fuel submetering to monitor energy consumption for each unit. Select units have walk-in showers, electric keyless entry locks, walk-in closets with built-in shelving or shoe storage, or private fenced backyards. Private garages and carports are also available for residents to rent.

The lakefront setting and expansive outdoor space lend themselves to a robust schedule of outdoor events, including but not limited to dedicated outdoor fitness spaces, yoga classes, and wakeboard instruction. A pool deck, a lounge area with fire pits, an outdoor bar and grilling stations, jogging trails, and two dog parks and a pet washing station are also available outdoors, while the clubhouse features an indoor fitness center, a business center, a conference room, and a social community café with Wi-Fi access.

To manage water and irrigation on a site prone to drought, the landscape design and implementation plans were reviewed and executed by a certified WaterSense professional. The site’s natural water and drainage features have been preserved and utilized, and plants with similar water needs have been “hydrozoned” in order to balance those needs. Irrigation is controlled by an evapotranspiration system, which incorporates a rain and soil moisture monitor. The driveways and parking sites are also aligned with the natural topography to reduce cut and fill.
