A vacant patch of grass in Boulder, Colo., was the source of much animosity for the community of Gunbarrel. The site had seen several development plans come and go over the years as some failed to satisfy the community’s desire for vibrant amenities and others didn’t provide an economically viable model that would attract the capital necessary for development.

Then, The Wolff Co. purchased the lot and, after dozens of community meetings, a plan was approved that culminated in the 251-unit Gunbarrel Center and a transformed neighborhood. Since its construction began, Gunbarrel Center has catalyzed the development of more than 400 additional apartment units within half a mile of its now bustling new “Main Street.” Combined, the projects have created the density necessary to attract several new restaurants, retailers, and service providers to the once sleepy area.

Gunbarrel’s amenity spaces, designed by interior design firm Weber Thompson, include a Wi-Fi lounge with a demonstration kitchen, gas fireplace, and flat-screen TVs; a coffee bar; a picnic area with grilling station and playground; and retail shops right outside the front door.

The project was built to be energy efficient and features large double-paned insulated windows, which allow residents to benefit from the considerable natural light and passive solar heating during Boulder’s cold winter months while allowing for ample cross-ventilation during warmer periods.
