Initially, The NRP Group couldn’t develop the 7.5-acre site in San Antonio that would become home to The Flats at Big Tex due to problems with environmental contamination left behind from the area’s industrial past. Before the project could begin, NRP collaborated with the EPA to remove about 2,000 tons of contaminated soil.

That hard work led to the construction and opening of The Flats in 2016. The development consists of six buildings and, with the exception of its townhome-style buildings (there are an additional 12 townhomes), all of the building types have four levels with elevators. The entire community is a mixed-use with walk-up design and one wrap building with a parking structure offering 375 spaces. Of the 336 apartments, 90% are leased.

The site was once home to the Big Tex Granary, dating to 1917, and still had old grain silos intact when NRP purchased the land. Rather than demolish the silos, NRP decided to make them part of the development. The new buildings were constructed around the preserved grain elevator, in keeping with the local design trend incorporating historic industrial buildings and fixtures into modern developments. The grain towers are located at the center of Big Tex and are surrounded by a lush landscaped area, making the spot a unique focal point.

Notably, the community is near the River Walk, which provides residents with direct access to the San Antonio River.
