Merit: Low-Rise

Everything about 36sixty was designed and constructed to appeal to its target resident base--the hip, trendy Generation Y.

Developed by Houston-based The Morgan Group, 36sixty took two years of planning and more than 17 months of construction. The 295-unit property sits on 4.3 acres in the heart of Houston's Greenway Plaza business district. It offers a mix of one- and two-bedroom units ranging from 691 square feet to 1,478 square feet.

Houston-based Wallace Garcia Wilson Architects' design for 36sixty pulls from the surrounding office towers. The low-rise property has simple geometric massing accented by commercial storefront window systems glazed with colored glass.

The minimalist design is obvious in the unit interiors as well, with stainless steel, slate, maple, and granite materials. However, unit amenities like freestanding showers and separate garden tubs are anything but minimalist. Additionally, the complex offers luxury amenities that appeal specifically to Generation Y--an 1,100-square-foot fitness facility, Xbox theater with custom gaming chairs, and game room with poker tables. The amenity package also includes two resort-style pools.
