Kettler and The Howard Hughes Corp. have announced the grand opening of two new luxury apartment communities in the Downtown Columbia (Md.) master plan: TEN.M and m.flats Downtown Columbia. The communities offer a combined 437 units and 28,000 square feet of ground-floor retail space.
TEN.M and m.flats are located next to The Metropolitan Downtown Columbia, a 380-unit community developed by Kettler and Howard Hughes Corp. in 2014. All three developments are part of the Downtown Columbia Plan, which includes nearly 14 million square feet of development: 4.3 million square feet of office space, 1.25 million square feet of retail, 650 hotel rooms, and more than 6,200 residential units.

Kettler, chairman and CEO of Kettler, in a statement. “Not only are the amenities beyond anyone's expectation, but the apartments become a focal point for people to gather and have fun. TEN.M offers one-, two-, and three-bedroom apartment homes. Its units feature gas cooktops, quartz countertops, wood plank–style flooring, walk-in closets, and private terraces in some units. Amenities include a resident lounge with an entertainment kitchen, a swimming pool, and a courtyard with outdoor dining space, grilling stations, and an outdoor TV.
The units at m.flats are largely studio and one-bedroom apartments, with spacious kitchen islands, pendant lighting, and stainless steel appliances. Amenities include a sports bar; a golf, hockey, and carnival game simulator; a 24-hour fitness center; and an indoor basketball court and resort-style pool.
Both buildings feature keyless unity entry and carpeted bedrooms plus large walk-in showers in select units. The developers are targeting LEED Silver certification for both buildings, which will include Energy Star appliances, low-flow plumbing, electric-vehicle charging stations, and bike storage.
