JBG SMITH has started construction on two residential towers, designed by architect COOKFOX in collaboration with Torti Gallas + Partners, at 1900 Crystal Drive in National Landing in Arlington, Virginia.
The 27-story south tower will feature 471 apartments, while the 26-story northern tower will offer 337 apartments. Both will stand approximately 300 feet tall when complete and include 40,000 square feet of ground level retail space across both properties.
The retail is set to anchor a pedestrian-friendly corridor, intended to serve as an “activated connection” between 18th and 20th streets. JBG SMITH plans to implement a number of neighborhood-oriented improvements in the area, including public bike facilities, enhanced streetscapes, and a grand staircase that connects to public open space. Residential amenities include a private rooftop and green spaces.
National Landing was chosen as the location of Amazon’s new headquarters in 2018, and JBG SMITH serves as the developer, leasing agent, and property manager for the project. With 38,000 or more new employees expected to come to the area, the National Landing Business Improvement District expects the daytime population of National Landing to rise from approximately 50,000 people at present to nearly 90,000 in the future.
“The start of construction on 1900 Crystal Drive marks yet another major milestone in National Landing’s ongoing transformation,” says Anthony Greenberg, executive vice president of development at JBG SMITH. “The introduction of new residences, restaurants, and shops at 1900 Crystal Drive, combined with our recently delivered retail and entertainment district just about a block away, will more than double the concentration of street-facing retail amenities on Crystal Drive. The thriving, mixed-use environment will allow people to easily walk from their home or office to their favorite restaurants and amenities—cementing National Landing as a destination both day and night.”
