Headwaters Group Launches Active-Adult Brand

The Aspendale brand debuts with four communities in Colorado and Arizona, aiming to redefine retirement living with highly amenitized, maintenance-free housing.

Headwaters Group, a Denver-based vertically integrated real estate owner and developer founded in 2022, has launched its Aspendale brand to fill a need in the growing 55-plus housing market. The brand, which will serve as an umbrella for a growing portfolio of communities across Colorado and the West, will offer age-restricted, highly amenitized communities for active adults who want a maintenance-free lifestyle.

According to Headwaters Group, the demand for housing that supports active aging is increasing as the nation’s senior population is expected to nearly double by 2060. The Aspendale brand will start to meet the need with four ground-up communities that are in development or leasing.

“Building on the momentum we’ve gained since launching Headwaters Group in 2022, we saw a clear gap in the housing market between traditional multifamily apartments and full-service senior living,” said Chris Ducay, senior vice president of operations and finance. “The Aspendale brand is our strategic response to that need—an investment in the future of active-adult living and an opportunity to raise the standard for what that experience can be. Our goal is to empower individuals to thrive, stay connected, and redefine retirement as an active, engaging chapter of life.”

The Aspendale communities include:

  • Aspendale Centennial in Centennial, Colorado: This four-story community comprises 172 apartments with easy access to shopping and medical facilities. Leasing has started, and it is expected to open late this year;
  • Aspendale Northglenn in Northglenn, Colorado: This community features 172 units and a two-story, 8,800-square-foot clubhouse. It is centrally located within Northglenn’s major shopping center and is walkable to retail and restaurants. Leasing has begun, with completion in early 2026;
  • Aspendale Littleton in Littleton, Colorado: Construction on this 190-unit community began in September, with completion slated for mid-2026. It also will feature a two-story clubhouse with over 10,000 square feet of curated gathering and event space; and
  • Aspendale Scottsdale in Scottsdale, Arizona: This three-story building is inspired by Frank Lloyd Wright. It will feature 161 apartments and 10 single-story duplex cottages. Construction started in December, with completion slated for October 2026.
