The HALL Arts Residences, a 28-story residential tower currently under construction in Dallas's Arts District, is the first residential development in Texas to register for WELL Multifamily Certification.

Developer HALL Group has worked together with the project’s architect, HKS, and interior designer Emily Summers Design Associates to create what the developer considers “the healthiest high-rise in Texas.”

"A focus on health and wellness has become a key feature of today's luxury residential developments," said Craig Hall, chairman of HALL Group and developer of HALL Arts Residences, in a statement. "It was important to us to take this a step further at HALL Arts Residences by pursuing WELL Certification and designing the most innovative, health-driven environment for our homeowners. They will be able to take comfort in knowing that their home was designed with their well-being as a top priority."

WELL Multifamily Certification, administered by the International Well Building Institute (IWBI), is a performance-based system for measuring and certifying building features, systems, and environments that affect human health and wellness, including air, water, nourishment, light, fitness, comfort, and mind.

In order to achieve WELL certification, HALL Arts Residences incorporates multilevel air filtration to minimize indoor air pollutants; thick demising walls that mitigate noise transfer; a sound-reducing membrane in the floors; and the exclusion of any building materials that contain VOCs.

Residents will have access to on-site fitness facilities, healthy food options, light-optimal interior design palettes by Emily Summers, and “an environment infused with beauty and inspiring art to activate the mind,” according to the developer.

"At HKS, we're always seeking out partnerships with developers that understand the value of creating healthy environments and are going beyond the status quo," added Eddie Abeyta, HKS principal architect. "HALL Group shares the same commitment to building and operating beautifully designed spaces that enhance the well-being of its users—in this case, the future homeowners of HALL Arts Residences.

"The WELL Building Standard is a key differentiator in today's luxury residential market, as it places a new premium on environments that allow for one to breathe better, sleep better, and live better."

The community will contain only 50 residences, with prices starting at $2 million. Units range from 1,600 square feet to a penthouse exceeding 10,000 square feet.

The tower will be awarded WELL Certification upon completion and opening in early 2020, following rigorous testing and a final evaluation by third-party certification entity Green Business Certification Inc.
