Matter Real Estate Group has announced the start of vertical construction on the first phase of UnCommons, a $400 million mixed-use community in southwest Las Vegas set to open in early 2022.
At full build-out, the UnCommons community will offer over 850 apartments and 500,000 square feet of office space, all arranged in a walkable campus format. Among the office tenants is CBRE, which will be moving its Las Vegas headquarters to UnCommons and occupying a full 20,000-square-foot floor of one of the community’s buildings.
Retail on-site will include restaurants and cafes, health and fitness studios, and the Platform One neighborhood food hall, which will incorporate a touchless food pickup mechanism for carryout or delivery.
“UnCommons is an important part of Clark County’s economic recovery effort,” says Clark County commissioner Michael Naft. “It will attract new, corporate businesses that will create good-paying jobs and provide an innovative mixed-use development in the thriving southwest for all to enjoy. I am pleased to continue working with Matter and Gensler on this project and congratulate them and all of the hardworking men and women building UnCommons on today’s milestone.”
Following the onset of the COVID-19 pandemic, Matter reengaged the project’s architect, Gensler, to redesign the project specs to integrate health and safety features according to the WELL Building Standard. The community offers near hospital-quality HVAC systems, operable windows and patios, touch-free access, expanded sheltered outdoor seating, and interior finishes made with materials that limit the spread of bacteria. UnCommons will be the first building in Nevada built to WELL Certification standards, according to the developer. It is also pursuing certification by Green Globes, a green rating assessment and certification program.
“Taking this exciting project vertical demonstrates the incredible progress that has been made on bringing UnCommons to completion,” said Matter partner Jim Stuart. “This wouldn’t have been possible without the dedication and leadership of commissioner Naft and the rest of the Clark County team, whose support will help bring this vibrant new epicenter for business to southwest Las Vegas.”
