Construction is underway on an office-to-residential conversion in Arlington, Virginia. Gilbane Development acquired the 121,200-square-foot, six-story vacant office building in March 2025, with plans to transform it into 94 market-rate residences.
The new multifamily residential community, named Renley, is slated for completion in April 2027. Located in the Virginia Square neighborhood across from a metro station, it is one of the first projects to take advantage of Arlington County’s updated adaptive-reuse policy that was adopted in November 2024 to streamline office-to-residential conversions and create incentives for developers to bring underutilized buildings back to life.
The redevelopment plan aims to preserve the building’s exterior façade while transforming the interiors. According to Gilbane, the community will be designed around the principles of thoughtful scale, enduring design, and everyday livability. It will feature expansive windows, custom closets, refined finishes, and spacious floor plans that many new multifamily developments don’t include. Select residences on the sixth floor will offer 12-foot-deep private balconies for an indoor-outdoor living experience.
Residents also will have access to storage on every floor, a wellness center, coworking spaces, lounges, and gathering areas. In addition, there will be over 5,500 square feet of retail space on the ground floor and 207 parking spaces adjacent to the metro entrance. Within walking distance to cultural destinations, neighborhood parks, dining, and public transit, Renley will be designed for residents seeking both convenience and connection in an established urban neighborhood.
