Apartment construction time lines routinely fall victim to any number of external factors, extending by 10%, 20%, and, sometimes, even 100% the amount of time originally estimated. Construction teams are challenged by scheduling trades, scheduling on-site work in urban areas, weather conditions—the list goes on. Yet, with escalating housing demand, there's a tremendous need to produce more housing in a faster, more efficient way.

This year's Concept Community looks at traditional construction time lines versus prefab processes to quantify modular building's benefits. Using next-gen construction, the four multifamily models that make up the development saved considerable time and money, as shown below.

Rent savings were derived based on average-rent data from Axiometrics; time-line estimates were provided by JPI (traditional builds) and Champion, Prescient and Three Squared (modular builds).
