Developer Tishman Speyer announced its newest project, the MIRA, with the launch of its website and the opening of its interest list earlier this month. The tower, designed by Studio Gang, will contain a mix of 392 one-, two-, and three-bedroom condominium units, as well as townhomes and penthouses.
The San Francisco-style bay windows in each residence are arranged in a series of distinctive spirals along the building’s façade. The spirals are supported on a repeatable structural slab, limiting energy consumption and reducing the need for tower cranes during the construction process. This arrangement provides each residence with nearly-180 degree views of the surrounding landscape, including the San Francisco Bay, Bay Bridge, and city skyline. “Reinterpreting the classic bay windows of San Francisco, our design amplifies the dynamic quality of the neighborhood,” says Jeanne Gang, founding principal of Studio Gang. “Spiraling all the way up this 400-foot tower, bay windows create unique spaces in every residence that offer fresh air, expansive views, and changing qualities of light throughout the day.”
Community amenities will include a rooftop deck, courtyard, private dining room, club lounge, conference center, childrens’ playroom, dog-washing station, and fitness center. Valet parking, including electric vehicle charging stations, will be available for up to 340 cars, along with parking for up to 150 bikes. Over 10,000 square feet of retail space will be available on the ground level.
Located in San Francisco’s Transbay neighborhood at the corner of Spear and Folsom, MIRA's sales gallery is set to open this fall, with first occupancy expected in the fall of 2019.
