After a nearly five-year approval process, Shea Homes will begin construction on a much-anticipated luxury multifamily development near San Francisco this summer.

Waterline's 60 flats and townhomes are located on the shoreline in Point Richmond near Marin, Berkeley, and San Francisco. The builder worked with Dahlin Group Architects to maximize views of the San Francisco Bay. Many of the units will have unobstructed views, says Layne Marceau, Shea's Northern California president.

Toates is so enamored with Classic Gutter Systems’ downspout clean out that he uses it on almost every project. “I install [it] at every downspout right above where it will go into the cast iron boot,” he says. Available in smooth round copper and chromated aluminum, the product incorporates a screen that prevents debris from clogging the drain. Periodic cleaning of the screen is required. The homes will have two to three bedrooms and 2.5 bathrooms, and plans will range from just over 2,000 to just under 3,000 square feet. The units will feature flexible options such as lofts, dens, and home offices, plus two- and three-car garages and single-floor flats. In addition to stylish fixtures and finishes, the flats and townhomes will include energy- and water- conservation features.

Residents will have access to a nearby trail and the 240-acre Miller Knox Regional Shoreline Park, with picnic areas, fishing, and swimming. The information center will be open this summer, with model homes opening in the fall.
