Global architecture firm Goettsch Partners and developer Giarratana have unveiled plans for the tallest tower to grace Nashville, Tennessee’s skyline. Paramount will be located at 1010 Church St. downtown and will rise 60 stories and 750 feet, surpassing the 617-foot-tall AT&T Building.

The high-rise will feature 360 apartments, 140 condominiums, a 517-space parking garage, and amenities. Paramount also includes a 60,000-square-foot addition to the neighboring Downtown YMCA.

Excavation on the site is underway, with construction to start later this year and estimated completion in 2027. In addition, with over $230 million in construction financing secured, condo sales have kicked off.

This marks the third multifamily building along Church Street for the architect-developer team. The 34-story, 356-unit Alcove opened last summer, and the 38-story, 350-unit Prime is expected to open later this year. All buildings will sit across from the 17-acre Amazon-anchored Nashville Yards development, which is under construction.

The Paramount development began in 2021, after Goettsch Partners and Giarratana submitted the winning design for a request for proposal from the YMCA of Nashville to create an addition and renovation of its downtown facility. The proposal called for a five-story addition with the adjacent 60-story apartment and condo tower.

“The selection process for the project was unique, and our relationship working closely with Giarratana was a real asset,” said Vladimir Andrejevic, principal and senior project designer at Goettsch Partners. “Ultimately, we had to find a solution that provided the Y with a world-class addition to address its facilities needs well into the future while unlocking the rest of the site for a special development.”

According to the architect, the tower will be positioned to optimize view corridors on all sides. By differentiating the base, the shaft, and the top of the building, the design will create a distinctive presence downtown. The building form has been envisioned as a series of faceted surfaces, and the different angles of the glass façade will reflect the light in multiple direction. A series of triangular glass surfaces will create a diamond shape that will be reserved for the top four floors.

The ground floor will consist of a 30-foot-tall clear-glass lobby and a circular-drive porte cochere. The ninth floor will feature the primary amenity space, with a residential lounge and TV room; a casual lounge with a demonstration kitchen; a private dining room; a fitness and yoga room; a game room with a billiards table; co-working space; and an open deck with a pool, cabanas, grilling stations, and an outdoor fitness area. The 40th floor will feature exclusive amenities for the condo residents, including a lounge and bar area, a fireplace room, and a catering kitchen. Residents also will have access to a bike room, a dog spa, and enclosed parking.
