An 8-acre island in Dumfoundling Bay off the coast of Aventura, Fla., is now home to Privé at Island Estates, an ultra-luxury condo development that covers the whole of the island.
The community site, co-developed by BH3 Management and Gary Cohen, is located on the island north of Cohen’s existing Island Estates mansion development. The site’s unique nature provides potential for success as a luxury community, given its coastal location, strong nearby luxury market, and proximity to Miami and Fort Lauderdale.

The residential towers, designed by Sieger Suarez Architects, mirror each other with strong parallel balcony lines, full-length glass exteriors, and footprints that curve around the sides of the island. The towers contain 160 residences ranging from 2,585 to 9,500 square feet in size, with two to six bedrooms and ocean views from every unit window.
While each residence is uniquely designed, Julia Chi, senior designer with Interiors by Steven G., has given each kitchen and bathroom a uniform aesthetic, with clean lines, low-iron glass finishes, Carrara stone surfaces, Miele appliances, and Kohler plumbing fixtures. Penthouses feature private rooftops and pools, as well as ceilings up to 17 feet.
Each unit is equipped with a Kohler Numi intelligent toilet, which offers an array of smart control and app-enabled features, including heated seats, ambient lighting, UV sanitization, and automatic operation. The fully integrated Savant smart home system covers this and other smart-enabled home features across each residence, including lighting, climate, and audio controls.
Building amenities are spread across 70,000 square feet of public space and include two 10,000-square-foot fitness centers—one in each tower—a private library and dining room, a wine room and cigar lounge, an in-house car wash service, a pet salon, and lobby-level suites that Privé owners can purchase for use as offices or accommodations. Outside the towers, residents can access two pools, outdoor Jacuzzis, on-site private dining, tennis courts, a jogging trail and nature path, a private beach and beach club, a jetty for guest boat landing and fishing, and a private marina with limited boat slips available.
Access to Privé at Island Estates is controlled through a private road, bridge, and gatehouse. The residences are over 85% sold and priced starting at $2.2 million.
