Located by the Tatra mountain range near Kościelisko, Poland, the Enklawa Polany apartments—under construction—are set to offer lodging geared for vacationers, skiers, and tourists. Developed by Kraków-based Havre Group, the community will feature lodge-like apartment buildings designed by INDO Architects to match the Podhale region’s traditional architecture and highlands landscape.
Building materials and finishes include natural wood and stone with concrete, silicate, and masonry wall cores. The buildings’ central heating, hot water, and air conditioning are based on a system of one-compressor reversible ground heat pumps. This system reduces the apartments’ emissions by over 50%, and optional solar array connections allow owners to reduce their energy demand to zero.
Enklawa Polany will be built in two phases of 13 buildings total, with apartment units ranging from 30 to 55 square meters (or 323 to 592 square feet) in size available in three finish packages—basic, silver, and gold. All will feature panoramic views of the Tatra Mountains.
A future amenity complex will include a ski room, a spa area, a gym, an indoor pool, and a restaurant; outside, residents can make use of community trails, sports grounds, and a children’s entertainment area with a playground and recreational ponds. Only 40% of the total site will be developed, with the rest left as natural green space.
