
After launching its attainable housing brand a year ago, multifamily developer Wood Partners has expanded its efforts in the Southeast. In the first quarter, the developer started construction on three communities in Atlanta; Nashville, Tennessee; and Palmetto, Florida.
As part of its strategy for providing upscale living at cost-effective rents, Wood Partners saves on costs by selecting well-located suburban sites, executing an efficient and consistent design, and utilizing minimal landscaping.
“Wood Partners’ recent expansion in the Southeast creates valuable living opportunities in the region’s fastest-growing markets as we continue to deliver upscale yet attainable housing,” said CEO Joe Keough. “The growth of our attainable housing strategy has allowed us to provide high-quality, cost-effective apartments where they are most needed. We are meeting this unmet attainable housing demand across our entire national footprint.”
The 236-unit Ben Hill in southwest Atlanta is located near the Hartsfield-Jackson Atlanta International Airport, Georgia’s largest employer, as well as major industrial corridors. It comprises a mix of one-, two-, and three-bedroom floor plans. Amenities will include a clubroom, coworking space, day offices, a fitness center, a pool, and a dog park. Wood Partners broke ground on the community in January, with an expected completion date of August 2026.
The 372-unit Gallatin in Nashville will feature one- and two-bedroom apartments as well as 5,000 square feet of commercial space. Residents will have access to a clubhouse, a fitness center, a business hub, a pool, a dog park, an amenity lawn, and for-rent detached garages. The community broke ground in February, with completion slated for spring 2026.
The 246-unit Palmetto is centrally located between St. Petersburg, Tampa, Sarasota, and Lakewood Ranch, offering proximity to top-tier medical facilities, premier shopping and dining, and beaches. It will include a mix of one-, two-, and three-bedroom floor plans as well as a resort-style pool, a sundeck, grilling areas, a package room, a fitness center, a clubhouse, coworking space, a hospitality kitchen, a dog park, and an outdoor pet-washing station. Palmetto broke ground in January and is expected to be completed in May 2026.
These three communities further Wood Partner’s attainable housing efforts. Last year, it introduced several new communities focused on attainable housing, including Conner Park in Tampa; Mint Hill in Charlotte, North Carolina; Rayzor Ranch in Dallas; and Union City in Atlanta.
Wood Partners owns over 80 properties with approximately 25,000 residences across the nation. It ranked No. 3 on the National Multifamily Housing Council’s top developers list for 2025 and No. 4 on the top builders list.
