As Toll Brother’s new flagship multifamily development in California, Toll Brothers Apartment Living has broken ground on The Lindley. The 37-story apartment high-rise will be over 800,000 square feet making it one of the largest multifamily projects ever developed by the firm. The 422-unit building will include over 12,000 square feet of ground-floor retail space, 222 electric vehicle (EV) charging stations, and an abundance of amenities.

Including studio, one- and two-bedroom apartments, and penthouse and townhouse residences, The Lindley will highlight an above- and below-grade structured parking garage with 561 parking spaces and 222 EV charging stations, secured keyless entry, and over 22,000 square feet of exterior and interior amenity space.

Atop the building’s seventh-floor podium will be an outdoor pool and spa, barbecue grills, a dog walk, a pet spa, an indoor/outdoor fitness center, massage rooms, yoga spaces, a club room, a wine bar, and a lounge. The building’s rooftop will include a rooftop lounge, a demo kitchen, and a sky deck with views of downtown San Diego.

Apartment interiors will feature quartz countertops with tile backsplashes, LVT flooring, energy-efficient LED lighting, smart thermostats, and stainless steel appliances. Located on the 35th to 37th floors, the penthouse and townhouse residences will have hardwood flooring, automatic shades, quartz backsplashes, and upgraded appliances. All units will include private balconies, and four of the townhouses will feature additional private rooftop patios.

To earn LEED Gold certification, demolition materials were responsibly recycled, and sustainably sourced materials will be used throughout. Rainwater from the site will be collected and passed through biofiltration processes before entering stormwater drainage. Building operations will exclusively use environmentally friendly cleaning products. Using noncombustible, fire-resistive concrete, and steel structuring, The Lindley will meet Type 1 construction standards.

Per The Lindley’s entitlement agreement, Toll Brothers Apartment Living is contributing toward the development of affordable housing off site. To help fulfill San Diego’s initiative of increasing affordable housing opportunities, the contribution will support the construction of 42 affordable housing units that will be developed by Trestle in downtown San Diego.

Designed by Joseph Wong Design Associations, The Lindley is estimated for completion in late 2024. The firm is currently positioned to have almost 1,300 residences within three projects actively under construction in Southern California before the end of 2023.
