Southern Land Co. has announced the start of off-site work on a new, 27-story luxury high-rise rental tower at 969 Commerce St. in Fort Worth, Texas. This will mark the company’s first multifamily rental project in Fort Worth.

The community is set to offer 302 for-rent efficiency, one-, two-, and three-bedroom apartment homes and penthouses, as well as eight floors of above-grade parking, resort-inspired amenities, and retail and restaurant space on site. Over 300,000 square feet of space will be available across 27 floors.

“These will be the first luxury high-rise rental residences in downtown Fort Worth, and we could not be more excited to have the off-site work underway,” says Tim Downey, Southern Land Co. founder and CEO. “We believe this project will attract residents who seek a refined living experience in the heart of the city. Additionally, we expect it to help pull in more transformative projects that will only add to Fort Worth’s vibrant culture and economy. According to the developer, the project will offer its residents convenient access to Fort Worth’s existing dining, shopping, entertainment, parks, and transit, including Fort Worth Central Station.

Southern Land Co.’s in-house commercial construction team will serve as the general contractor, and the company also will serve as the project’s landscape developer. Design and engineering partners include GDA Architects, Kimley-Horn, Thornton Tomasetti, Faulkner Design Group of Dallas, Rone Engineering of Dallas, and Basharkhah Engineering of Dallas.

The company intends to break ground on the project this fall.
