Multifamily developers are taking advantage of the strong population and job growth in the Atlanta market.
National multifamily development firm Vista Residential Partners, in a joint venture with Atlantic American Partners and Township Capital, has broken ground on the first phase of a two-phase, mixed-use development in McDonough. Trustmark Bank and First National Bank have provided financing for the 302-unit Oak Grove Vista. At completion, both phases will include 348 units and 40,000 square feet of commercial space.
Located off Interstate 75 in Henry County, the property’s strategic location will connect future residents with logistics and e-commerce centers, over 400,000 jobs along the I-75 North corridor, the Hartsfield-Jackson International Airport, and the county’s growing health care industry.

Designed by architect Niles Bolton, the community will provide a mix of one-, two-, and three-bedroom units averaging 1,000 square feet as well as eight carriage homes with direct-access garages. The apartment homes will feature stainless steel appliances, 9-foot ceilings, vinyl plank flooring, in-unit washers and dryers, and dining-sized kitchen islands.
Residents also will have access to a luxury clubhouse, a resort-style pool, co-working space, a fitness center, a large pet park, 24/7 package concierge, and 40,000 square feet of walkable retail and restaurants.

Madison Communities Breaks Ground on Luxury Community in Cherokee County
Madison Communities, a leading multifamily developer in the Sun Belt, has broken ground Madison Canton, a 252-unit garden-style community in Canton.
Approximately 40 miles north of Atlanta in Cherokee County, the city has experienced growth, with a 43.6% increase in population over the past decade, according to the developer. The community offers convenient access to state Route 20 and Interstate 575. The project also is close to three major retail centers and Lake Allatoona, a 12,000-acre lake with more than 270 miles of shoreline.

The development, by Madison Capital Group affiliate BenCo Construction and designed by Humphreys & Partners Architects, is slated to deliver its first residences in the second quarter of 2025. Madison Canton will be comprised of one-, two-, and three-bedroom floor plans. Unit interiors will feature chef-inspired kitchens with granite countertops and backsplashes; walk-in closets; full-size washers and dryers; and private outdoor patios and balconies.
Residents also will have access to a contemporary clubhouse and fitness center with a cyber lounge and flexible workspaces as well as a resort-style pool and deck with grilling stations; a dog park and dog wash; and pickleball courts.
