Merit: Mid-Rise

Submitted by: SECO Development Bristol II in Renton, Wash., has one distinct advantage: It's set in the Pacific Northwest's pristine landscape. The 195-unit mid-rise sits next to the 62-acre Gene Coulon Park, which has 1.5 miles of waterfront pathways, boat launch docks, tennis and basketball courts, places to swim, and barbeque and picnic areas. But it's more than location that makes locally based SECO Development's project a winner.

Ground-floor retail covers a parking core for the entire structure. Above that sit four stories of colorful luxury residences.
