Alliance Residential has broken ground on the first multifamily property in its new Marvelle active adult brand, Marvelle at Southcenter in Tukwila, Wash. The maintenance-free, turnkey community, expected to open in 2019, will offer studio, one-bedroom, and two-bedroom apartment units ranging from 500 to over 1,200 square feet.

According to the developer, Marvelle at Southcenter will be the first-ever market-rate rental community for the 55-plus demographic in the Seattle metro area. The building will take its design cues from the landscape of the Pacific Northwest and the region’s history in aviation.

“The baby boomer demographic is the biggest segment in the U.S., and growth in rental demand from boomers has been strong in our upscale Broadstone multifamily projects,” said Jay Hiemenz, president of Alliance, in a statement. “We saw the launch of Marvelle as an opportunity to exclusively address the 55-plus apartment segment through affordable, high-end living options; thoughtful amenities; specialized programming; a la carte services; rich social experiences; and prime micro-locations near premier retail and entertainment.”

Marvelle at Southcenter will feature 13,000 square feet of indoor amenity space, more than most buildings of its size, according to Alliance. Its location provides access to Tukwila’s pedestrian and bike trail system as well as the Westfield Southcenter mall and the Southcenter District, which contains over 100 restaurants.

“Marvelle will set the standard for baby boomers looking to downsize and avoid the maintenance hassles associated with homeownership while also offering specific lifestyle programs and services designated for active adults who don’t need the higher service levels associated with senior and assisted-living communities,” Hiemenz added.
