2. Prepare for Every Season

- Identify small problems, like loose flashings, clogged drains, and standing water before they become expensive issues
- Remove wind-blown debris that can damage or even puncture the roof
- Keep reflective surfaces clean so they can provide maximum reflectivity
- Remove organic debris that might otherwise provide a food source for destructive algae, plants, birds, and pests

Botkin points out that when it's time to replace the roof, choosing a more robust system can save money and maintenance over time. “Instead of a standard 60-mil TPO system,” says Botkin, “I am seeing a lot of owners opt for an 80-mil membrane that is going to perform better." More and more building owners are also considering roof coatings to extend the life of their roofing systems, especially since the products can often be obtained with just a few weeks of lead time.
"With coatings, it's all about the dry mils of the system,” Botkin says of the properly applied thickness of the coating. “That can determine how long your coating system should last. Once you have coated the roof, it should be inspected twice a year."
