JLL Capital Markets has closed the sale of a $17.08 million portfolio consisting of 133 units across eight multifamily housing properties—some of them over 100 years old—in St. Paul, Minnesota. This marks the last of several JLL-brokered portfolio sales for communities formerly owned by investor Skip Thaler.

The most recent portfolio includes 301 Dayton, 309 Dayton, 622 Snelling, 451 Fairview, 995 Grand, 1091 Goodrich, 1168 Grand, and 1756 Grand. Each was built between 1879 and 1948, and all are located in “highly coveted” neighborhoods, including Summit Hill, Cathedral Hill, Merriam Park, and Macalester-Groveland. According to JLL, the seller was diligent about keeping his buildings renovated, executing on capital improvements, and maintaining historical character and accuracy in the buildings’ furnishings.

“This was the end of an era for the seller who has been investing in real estate for over 40 years,” says JLL senior director Dan Linnell, part of the team that brokered the sale. “We began the sale of his buildings last summer and finished the sale of the remaining buildings this spring. All in all, Skip had amassed 25 buildings in Minneapolis and St. Paul over decades of investing. These were some of the most well-maintained buildings of this vintage we’ve ever had the pleasure of marketing. The ‘Villas,’ as many of his buildings were affectionately named, featured numerous upgrades and personalized touches from New Zealand wool carpet runners and historical light fixtures to custom photos picked out by Skip and his wife, Jill, at The Historical Society and placed throughout the buildings to be period correct to the time the buildings were built.”

Altogether, JLL has brokered the sale of 25 of Thaler’s properties across multiple portfolios in the past nine months, with 404 apartment units sold throughout Minneapolis and St. Paul for a total of $51.86 million. Along with Linnell, senior directors Josh Talberg and Mox Gunderson and director Adam Haydon brokered the sales of the seller’s portfolios to multiple buyers.
