
Denver-based BMC Investments, a fully integrated real estate investment company, has acquired a 36-acre site within the Copperleaf master-planned community in Arapahoe County, Colorado. The company will immediately commence construction on The Madison Apartments, a 330-unit, Class A multifamily community, and The Fillmore Homes, a 230-unit, Class A build-for-rent, single-family, and townhome rental community.
“The Copperleaf projects are a continuation of our Suburban Attainable Housing strategy focused on the development of garden-style multifamily and built-to-rent single-family communities in established master-planned neighborhoods,” says Jeff Stonger, chief investment officer of BMC Investments. “With nearly $1.5 billion in the development pipeline for this platform, we are creating two distinct and scalable brands. The multifamily brand will be The Madison Apartments, and the for-rent single-family brand will be The Fillmore Homes. These two separate communities will be interconnected and share the same standards across all future developments within this platform.”
BMC formed a programmatic partnership with real estate private equity firm Rockpoint last year to focus on BMC’s Suburban Attainable Housing strategy.
The Madison Apartments will offer one-, two-, and three-bedroom apartments, while The Fillmore Homes will offer three- and four-bedroom single-family rental homes as well as two-, three-, and four-bedroom townhomes. All residences will offer high-end finishes and smart technology. Resident amenities will include a clubhouse with a fitness center, a multipurpose recreation room, a hosting space with a demonstration kitchen and gourmet bar, a business center with lounge and Wi-Fi, a package handling center with 24/7 access, a dog wash station, and bike and ski storage. The property will offer a resort-style pool, a sun shelf, a spa and outdoor fireplaces, an outdoor playground, a dog park, and connection to a 30-mile network of trails.

KTGY (The Madison Apartments) and Felten Group (The Fillmore Homes) will serve as the lead architects for BMC’s Copperleaf project. Construction will be handled by Crosslands Construction Co. The Madison and The Fillmore at Copperleaf are expected to be delivered in summer 2024.
