TLR Group, an opportunistic real estate investor based in Tampa, Florida, and Sarees Investments, a Canadian real estate investor, have acquired their first Class A multifamily community in the Tampa Bay area from Arlington Properties for $88 million.
Newly constructed in 2020 with a successful lease-up by mid-2021, Tapestry Town Center in Brandon is a mid-rise community with 287 units in 10 buildings. The community, which will be rebranded as Nexus at Brandon, is located near the Westfield Brandon Mall, Topgolf, and Dave & Buster’s.
TLR Group, which relocated its headquarters to Tampa in 2015 with the mission of providing integrated service to property investors while ensuring satisfaction of renters, will manage the community.
The latest acquisition marks the 18th in the Tampa Bay area for TLR Group, which owns, operates, and invests in real estate across Central Florida and throughout Montreal.
The multifamily community includes studio, one-bedroom, and two-bedroom apartments. Amenities include two saltwater pools, a state-of-the-art fitness center with a yoga and spin studio, a business center, two dog parks, a dog spa, an outdoor kitchen with grilling and a dining room, and detached garages available for rent.
Each of the nine luxurious floor plans include 9-foot ceilings, floor-to-ceiling windows, ceiling fans, chef-inspired kitchens, walk-in closets, washers and dryers, subway-tile backsplashes, brushed nickel hardware, stainless steel appliances, screened in patios and balconies, and weathered barnwood-designed plank flooring. Select units include vanities with double sinks, attached pet yards, and tiled walk-in showers with glass doors.
