Mar. 9--A Middleton-based developer is proposing a 186-unit apartment community for seniors in Brookfield. Nakoma Development LLC wants to build the apartments on 30 acres at 1300 S. Barker Road, said Dan Ertl, city planning director.

The project would include six two-unit townhouses, with the remaining 174 units spread among four larger buildings, he said.

The apartments will have market rents and be conventionally financed, he said.

An increased demand for senior apartments exists in Waukesha County because of the county's aging population, said Robert Schwarz, of Nakoma Development.

Working on financing

The developers have spoken to prospective lenders and believe the project will obtain financing, Schwarz said. But Nakoma Development doesn't have any loan commitments, he said.

The project is beginning the conceptual review process with an initial review at Monday's Plan Commission meeting.

The project location has been used as a landfill site for clean construction industry debris, Ertl said.

It is on the east side of Barker Road, north of Greenfield Ave., in Brookfield's far southwestern corner.

The land became more attractive for development after Greenfield Ave. and Barker Road were widened a few years ago, said Kevin Thompson, one of the landowners.

He said the apartments will be developed in phases and said there will be a green space buffer zone between the apartments and nearby single-family homes.
